The pre-purchase inspection: a step we never skip

In line with Québec real estate brokerage ethics, we systematically recommend a complete inspection by a professional or a qualified building inspector — one who holds professional liability insurance, uses a recognized service agreement and standard of practice, and delivers a written report.

Our commitment: when your purchase transaction closes with us, we reimburse your pre-purchase inspection fees. You freely choose your own qualified building inspector — the reimbursement is offered by your broker, independently of their compensation, once the transaction is completed. Certain conditions apply; they are presented to you clearly and in writing at the start of the engagement.

What does buyer guidance from a broker cost?

In most residential transactions in Québec, the compensation of the broker representing the buyer is set out in the brokerage contract signed by the seller and paid out of the proceeds of the sale, according to the terms agreed between the parties. Concretely, in those situations, the buyer benefits from complete guidance without paying professional fees directly.

Some situations may nonetheless involve costs payable by the buyer — for example when a property is sold without an intermediary, or depending on the specific terms of a buyer-brokerage contract. In every case, the terms are explained to you clearly and in writing before any commitment: you know exactly what to expect, no surprises.
